Would REPE or REIB interviews ask typical IB questions?
Would they ask questions like the $40 depreciation question or walk me through the 3 financial statements etc etc?
To me it seems that RE is separated from the rest of the industries where these questions don’t seem relevant. Curious to hear some of your thoughts and experiences with interview questions.
Never happened to me. I would focus on typical LBOs questions (e.g. calculating IRR/EM from a series of cash flows)
Do you mind expanding on what kind of questions you’re referring to? For analyst positions out of undergrad btw
Disclaimer: I was referring to REPE only, not to REIB (never had a REIB interview, but as said by others I assume the typical questions would be similar to IB ones).
That being said, typical LBO questions are:
"you buy an asset for 50M and 40% of leverage. Year 1 you spend 15M of capex, Year 2 and 3 you get 3M of revenues, Year 4 you sell the property at 4% yield. What's your equity multiple? what's the irr?"
also CoC questions are pretty common
"you buy an asset for 50M @ 5% net yield, 40% LTC @ 3% interest rates. what's your cash on cash?"
You should expect traditional IB interview questions for REIB. It is IB for RE companies. They are working at the corporate/entity level, not the property level.
You should expect both. REIB groups still do asset level deals, they usually just involve a lot more properties
