Business Broker % Split

I just wanted to know what splits people know of or have with their brokerage firms? If on retainer, what’s the split? If Commission only what are common splits? Also within team splits for the transaction?(Using 50/50 broker/brokerage split) Some firms split your 50% for listing between you and who found the buyer. I know it’s way down the smaller end of things, but it’s an interesting space to play in nonetheless.

Based on the most helpful WSO content, the splits between brokers and their firms can vary significantly depending on the firm's policies and the nature of the deal. Here are some common practices in the industry:

  1. Retainer vs. Commission-Only:

    • Retainer: Some firms may offer a retainer, which usually comes with a lower commission split since the broker receives a base salary.
    • Commission-Only: More commonly, brokers work on a commission-only basis. The splits can range widely but typically start around 50/50 between the broker and the brokerage.
  2. Team Splits:

    • Within teams, the split can again vary. If a team is involved, the 50% that goes to the brokerage might be further divided among team members based on their role in the transaction. For example, the person who secured the listing and the one who found the buyer might split the brokerage's portion.
  3. Broker/Brokerage Split:

    • The standard split is often 50/50, but this can be negotiated based on the broker's experience, the value they bring to the firm, and the specifics of the deal.
  4. Variations Based on Deal Size and Complexity:

    • In some cases, especially with smaller or less complex deals, the brokerage might take a smaller percentage, allowing the broker to retain more. Conversely, for very large or complex deals, the brokerage might require a larger split.
  5. Negotiability:

    • It's important to note that almost everything in real estate brokerage is negotiable. Brokers with a strong track record and excellent client relationships are often in a better position to negotiate more favorable splits.

In the realm of business brokerage, where deals might be smaller and less frequent compared to residential or larger commercial deals, the dynamics might slightly differ, and brokers often have to negotiate hard to get favorable terms. It's a competitive and challenging space, but also one that can be quite rewarding for those who navigate it well.
