For interview prep that is this specific, something that’s helped me is using a free tool called Minerva (ask-minerva. com) alongside my own notes and sector reading. You pick the relevant industry and product group, and then it runs a live, voice‑based mock interview where you have to walk through answers while it acts like an interviewer and pushes with follow‑ups. At the end it breaks down what you did well vs. what was off and if you log in it tracks your sessions over time.
To ace an interview for a digital infrastructure-focused associate role, here’s how you can approach the questions:
1. How to value a data center?
Valuing a data center typically involves a combination of methodologies, depending on the specifics of the asset and the business model: - Discounted Cash Flow (DCF): Use a DCF model to discount future cash flows to their present value. This is particularly relevant for data centers with stable, predictable cash flows. - Comparable Company Analysis (Comps): Identify and analyze publicly traded companies in the data center space to derive valuation multiples (e.g., EV/EBITDA, EV/Revenue). - Precedent Transactions: Look at recent M&A transactions in the data center sector to benchmark valuation multiples. - Real Estate Valuation: For data centers with significant real estate components, consider real estate valuation metrics like cap rates. - Key Drivers to Consider: - Occupancy rates and utilization. - Power usage effectiveness (PUE) and energy efficiency. - Contractual agreements (e.g., long-term leases, colocation agreements). - Growth in demand for cloud services and edge computing.
2. What are the typical investment highlights for a fibre / DC / towers business in Europe?
Investment highlights for these businesses often include: - Strong Demand Drivers: Increasing data consumption, 5G rollout, cloud adoption, and edge computing growth. - Recurring Revenue Models: Long-term contracts and high switching costs provide stable cash flows. - High Barriers to Entry: Significant capital expenditure requirements and regulatory hurdles limit competition. - Scalability: Ability to expand capacity with relatively low incremental costs. - Strategic Location: Proximity to key markets, low latency requirements, and access to renewable energy sources. - Resilience: Essential infrastructure with low sensitivity to economic cycles.
3. Other Typical Questions for a Digital Infra Associate Role:
By preparing detailed answers to these questions and demonstrating a strong understanding of valuation techniques, market dynamics, and operational metrics, you’ll position yourself as a strong candidate for the role.
