Real Estate Question
Hey guys,
best way to gauge execution risk for Real Estate? Area sold or developed per year over area owned? looking for a forward indicator...I'm trying to set up a company screen. Feel free to make fun of me for asking you guys to help with my work...lol.
ThoughtMan, although I can't answer your question, I did want to ask one that hopefully you or someone else could answer. I run a lot of screens at my internship and when it comes to putting that on my resume, running screens is the same as comps? Correct, or am I way off?
Yep.
They serve a different purpose depending on what you are trying to achieve. If you are on buy side looking for investment strategies, comps are for finding undervalued (or overvalued) assets and so on. If sell side comps are for valuing the firm and seeing what price band it should fall in for an offering or for M&A purposes (though M&A is more complex, my experience was in ECM).
