Best areas to live in London / CW

I am moving to London in a few weeks a will be working at Canary Wharf as an A1. I’m considering CW itself to live in and Greenwich, bermondsey, or anything that is under 30min door to door in transport/taxi. My other criterias are: safe place and a neighbourgh with a bit of soul or near one, proximity with a park

I am considering a 1bedroom for £2.7k per month in north Greenwich with great amenities but happy to hear about your views before committing to something

Aldgate is not cheap lol. All 1br apartments with the same amenities as North Greenwich are all £3500 minimum and £2700 for studio. Cheaper flats are all in Whitechapel which is crazy to live considering how unsafe the area is

 

spending nearly 3k is crazy, you can get a 1 bed across the E14 postcode for under 2k. Areas like poplar, langdon park and blackwall / east india have a ton of new builds that go for sub 2k a room and are modern, have 24 hr concierge and a gym in some instances. Living in CW itself is better of course due to safety and proximity to work.  

E16 postcode is also reasonable and serviced by both DLR and Elizabeth line which takes you to CW in under 10 mins. Royal Wharf area is a good shout as it's closed off to the rest of Newham and is full of young professionals

Here is the full list of criteria I have:

  • Less than £2500 per month or slightly more with great amenities
  • Min. 1 bedroom and min. 45sqm
  • Unobstructed view and light
  • Under 30min door to door to Canary Wharf (both in tube and in taxi)
  • Under 40min door to door to St Pancras
  • Nice and vibrant area (or at least with a bit of soul) preferred and proximity with a park (less than 15min walking)

    With that in mind, I initially excluded Canary Wharf itself which looks very boring to live in, and same thing for some of the areas northen and estern to it: Poplar, Bow Common, Custom House/London city airport
    I feel like Bermondsey, Rotherhite, Deptford, Western Greenwich might be suitable areas.
    I might also consider Stratford but not sure if the place is nice and safe.

    Another thing, I will receive my visa by end of August and will start mid September, and I have the feeling that agents and landlords are generally more reluctant to reserve an apartment without having the right to rent

    Finally, I have this opportunity of a 55sqm furnished apartment in a recent building with great amenities: nice gym, apartments for visitors, rooftop with bbqs, concierge 24/7, coworking area... I am dealing directly with the developer who is more flexible in terms of contract length / break clause (I can commit to 12m contract with 6m break clause which looks difficult with agents and landlords)
    I feel this is a bit expensive as well, but considering they can reserve the apartment before I receive my visa, this is also a good thing for me

Deptford is known for knife crime and anti-social behaviour lol so avoid it like a plague. Bermondsey is also not that safe at all, area around the tube station is very dodgy at night. Rotherhithe is calm but very bad public transport.

Stratford is a very nice place and with £2500 can get you a very nice 1 bedroom in modern building with full amenities already. Make sure you don't step outside of Stratford Town Hall then you're calm.

Canning Town is also nice as well, with modern buildings that come with affordable prices.
