Where in SF would you rent on $200k all-in comp?

Hey y'all, hope the SF crowd could give me some housing recs. I'm a 30 yo who just landed an associate role working at a large REPE firm in SF making $150k/year base and $50k annual bonus. New to SF so I don't know the area. Here's what I'm looking for in no particular order.

  • Preferably close to the Financial District (where I work), but don't necessarily mind a commute (either by car, public transport, or bike)
  • I'm not interested in being close to nightlife (but shouldn't be out of reach from where I live)
  • I value a clean, spacious, and quiet apartment over building amenities
  • Preferably in an area with other young (but not juvenile) professionals
  • Must have parking, preferably secured
  • I'd be living by myself until I got a GF next year as part of my new year's resolutions
  • Prefer loft style; open to studio or 1 bed
  • Budget is up to $4,000/month in just base rent (preferably closer to $3,000 or less)

Open to any suggestions - I'll research them all! Bonus points if you could help me budget my all-in housing costs and advise on a prudent balance between housing cost and satisfaction!

Don’t live in SF but kinda know the city. Get a rent controlled apartment with an in-unit W&D while rents are still reasonable. May seem expensive today but when SF recovers and rents take off, you’ll be glad you did. Live north of California Street if you can, those are considered the more desirable parts of town (Marina, pacific heights, etc). Commuting is pretty easy in SF because it’s so small

 

For loft style, look in SOMA.

For more adult neighborhood but close to restaurants and stores, I like the Japantown/Pacific Heights area.

An older "classic" SF place will give you a bit more space than a "new" place with amenities. Look for a place that's walkable to the 1 California bus line that goes to the Financial District (don't live in the Financial District). Pac Heights, Nob Hill or Russian Hill. North Beach is also great and a short walk to Financial District.
