Valuing care home / retirement village

Modelling/forecasting questions.

1. What do people use to value these businesses which continue to buy and develop land and buildings for retirement / specialist care?
2. When thinking about growth CAPEX for new homes and villages, how do you a) forecast growth capex and b) (and more imporatntly) how do you model the corresponding cashflows and profitability of the newly created villages?
3. What shortcuts are there to quickly evaluate one retirement /care home provider vs another. 
4. When thinking about debt servicing (assuming an LBO here), how do you factor this in given the above.

I am thinking of both public and private businesses for investment purposes - both buyout, and part ownership. Assume the quality of data for revenue/profitability of a village or care home is vague/imperfect/average.
