first time RE fund

Hello, senior monkeys,

I'm a junior chimp in the early stages of my CRE Career. I'm planning to start a fund that diversely targets RE assets in Primary and secondary markets that provide above-market returns(yes I do see opportunities and have a pipeline of deals in mid-market space) adding an ESG thematic approach to this fund which makes it attractive in my opinion because corporates are moving towards net-zero carbon emissions by 2050. this is where I see a huge opportunity but the problem is I looked into a lot of emerging Managers programs everyone asking for a proven track record or sizable AUM.  I'm fairly new but every deal I approach is taken on a Conservative underwriting and numbers don't lie. 

I appreciate any advice thoughts or resources regarding this matter.
