We have one in an absolute tertiary market and it's getting kicked straight to hell. Not for nothing, I ate at one of the little semi-indoor semi-outdoor taco bars and it was absolute garbage. I've about had it with all of this pickled vegetable bullshit that's hip to put on everything right now. I want that thing to fail so bad.

 

We were considering one for a large, mixed-use project we were doing. COVID is drastically changing the desire for us to include one. We are pivoting into a more residential use instead.

Prior to COVID, these were very operationally intensive assets with close to zero creditworthy tenants. After COVID, you have the same issues but now there are no customers either.

When it works well, it works really well. However, in general, the risk-reward ins't there (pre or post COVID). But as a consumer, I love them.
