when you guys calculate DSCR, do you use all in rate with consideration of rate cap? which interest rate you use if the loan statement doesn’t specify?

for loan testing
I mean i know the basic term, but some of them incorporate the rate cap into the interest rate but others not when testing DSCR
in the real world.. Loan DSCR test
