Lodging + Leisure PE

Hi All,  looking for perspectives on Leisure & Lifestyle (L&L) private equity. Who are the top platforms in the space (KSL-type firms), and which funds are emerging or growing meaningfully? I’ve heard that REPE can be somewhat pigeonholing long-term, but curious how true that is in practice for L&L specifically. Also, to what extent has fund performance in this vertical been driven by cap rate / interest rate dynamics versus true operating alpha?
