2025 YE Megafund Comp Figures
I’m an associate at a megafund and am looking to share comp figures with other associates at megafunds. Both RE equity or credit figures are helpful.
Please DM me if you have megafund data points and want to exchange numbers.
Sent you a pm
Thanks. Replied.
At a mega REIT and will make $165k all-in. Sucks to be in Chicago for real estate folk!
YOE?
Associate $100k base
Bonus: Target 50%
This feels low. What market?
Heitman, in Chicago.
Not to hijack thread - but does anyone have insight regarding if credit and equity MF comp is usually similar? If so, why is equity seen as more desirable?
Cash comp (base + bonus) is relatively equal, but equity has higher potential carry profits.
Not a MF but UMM firm with $40b aum making $200k all in this year in T1 city
VP1 (2024 comp)
$445k all-in
$225k base
$220k bonus
How many years of experience?
7.5 (2017 grad)
yo what firm do u work at?
A top 10 group on the PERE 100 rankings. I’ll post VP2 comp once I get my bonus number this month. Hope this helps provide more color / context for higher up comp as it gets murky the higher you go. Everyone should post comp so the industry has way more transparency. I almost quit my role when I was an analyst / associate because the hours were so bad but if I had known I’d be making this much as a VP, it would have made the grind much easier to bear.
My best guess is Ares
Del
350k
Yoe and equity/debt?
Am I getting rinsed as VP1 at a UMM 40b AUM platform in a tier 2 city? 175k base + ~50% bonus + carry across three funds
Depends how many YOE you have, but I would say that is light for a VP.
5 years
ares atlanta?
going into 4th year.... my pay seems criminally low compared to market
YOE: 9 (2 prior in unrelated financial services)
Firm: Family Office
Comp (2025): $500K (Base + Bonus) and ability to participate in deal-by-deal carry pool (est. $200K Per Year when averaged out).
Comp (2026): Aiming for cash comp to be closer to $550K all-in and increase carry (ideally $300K Per Year).
Market: Tier I (not NYC).
That’s real solid. Do they happen to be adopting?
Get in line!
YOE: 13 Years
Firm: REPE
Comp 2025: $700k
Comp 2026: $750k
Promote: 1.5% - 2%
Amazing comp. Congrats! Would you mind sharing your comp progression from around 6 or 8 years of experience to where you are today? And how long have you been at your current firm / how many different companies have you worked for in your career? Lastly, what’s your role today? Are you the main coverage of a sector at your firm? Do you invest out of one fund or have multiple buckets of capital? Thanks again so much for sharing and motivating people to continue climbing!
One main fund but we also have various separate accounts. I oversee a region for a specific asset type. Coming up on 8 years at my firm but worked at a LP equity firm before. I had some very material raises at my firm but I started out as an Associate making $175k so that should give folks some hope that the pay can go up quickly. Over the last 5 years - $400k - $450k - $550k - $625k - $700k. It has been quite the journey would have never thought I would be here but also grateful to be at the right place at right time as our company has grown but also the industry has definitely institutional and so has the pay. My 1st job out of college in RE was like $75k. Now I just hope one day some of my promote will actually monetize.
Thanks so much for the added color!! Seriously!
YOE: 6
VP Equivalent Title
All-In: 625k
Base: 225k
Bonus: 400k
Firm Type: Large Investment Manager with 5B RE arm. Invest in private and publics (75/25 split)
Pretty surprised by some of these comp figures, seem lower than my perception of market.
This is crazy high comp for 6 YOE. What’s your trajectory been like since graduation? Big congrats! Have you been at your firm since graduating?
Thank you very much! I’ve been at the firm for 4 years after 2 years of banking in a REGL group.
Comp Trajectory:
2021: 350k (prorated)
2022: 375k
2023: 375k (not a great year for the firm)
2024: 500k (big shift in responsibility)
2025: 625k
This is monster. NYC/La I’d imagine? How many hours you working?
Yes NY
Average around 60-70 but have the occasional 80+. Typically 9am to 9/10pm Monday-Thursday, 9am to 6pm on Friday, and ~5 hours of weekend work.
