What role? I know for the research analyst role, a lot of it comes down to your ability to write and formulate a story from data.

I applied for their research analyst position a while back. Basically, it was just a market write up. They sent me some data and then told me to do a mini write up. Nothing too hard, just putting together a coherent paper essentially.
What got me were the in person interviews. Ran very technical, much more banking like than any other interview that I had in RE roles. I guess perhaps, because GreenStreet is more of an equity research shop than anything. Lots of quantitative, economic, finance, and basic real estate questions.
I will caveat, I doubt I would have accepted their offer; felt kind of low with regards to Newport cost of living.
former employee here. I actually remember grading some of the essays you’re talking about. They barely really get read. Just make sure your grammar is good, and even if your analysis is kind of off, make sure it’s insightful and that you explain your reasoning and they’ll like it.
I’m assuming you’re interviewing for the role of market research associate, REA?
Yes that is right, they told me I have 90mins to do the test so a bit worried as I do not have a lot of experience with REITs.
from what I remember, the write up has nothing to do with REITS, it has to do with a particular market (example: Seattle, analyze how you think apartments, industrial, etc will perform there using data given and outside sources). at least that’s how it was when I took it
